Timilick Neighborhood Profile
Timilick is another of the private golf course communities in Truckee, located at the edge of the Martis Valley across from the Truckee Airport, and before the entrance to Lahontan and Martis Camp. It was originally the “affordable” option for a mountain home in a private golf community, but the timing was just not good for them, and it has been in a state of flux for a couple of years now. There are some homes being built and already finished here, and the quality is high end. At just under 480 acres, the terrain is generally level and more arid sage country, with tall pines, and great views of Mt. Rose and the Pacific Crest. Homes can begin in the upper $600,000′s and can go to more than 2 million. Eventually, some nice developer folks, or perhaps a golf course “collector” will snatch up Timilick, and embark down the road of making it all it can be. When the clubhouse and other amenities get finished, this will be one of the loveliest opportunities out there for your dream Truckee home.
Squaw Valley Neighborhood Profile
Squaw Valley, the ski resort, is a well known world class mountain. It’s the primary destination for many of the elite winter athletes that call North Lake Tahoe and Truckee home.
The home choices in Squaw Valley are numerous, and widely varying. There are several subdivisions in Squaw Valley like Painted Rock and Hidden Lake that offer exquisite views, and many high-end luxury homes. There are also plenty of opportunities in classic old neighborhoods, where plenty of full-time residents call Squaw Valley home. The proximity to North Lake Tahoe and Truckee, and the plethora of outdoor recreation opportunities near Squaw make it an ideal locale. Homes in Squaw Valley typically start in the $500,000′s and can exceed $5,000,000.
Condos in Squaw are just as widely varying, and even more numerous. From high-end luxury units like the Resort at Squaw Creek and the Village, ski-in/out units, or classic escapes, you can find the right unit for just about any budget in Squaw Valley. Condos in Squaw start in the mid $100,000′s and can go to well over 1 million dollars.
Alpine Meadows Neighborhood Profile
Alpine Meadows is one of those unique neighborhoods that has an almost “cult” following. Alpine Meadows Ski Resort offers intermediate and advanced terrain that can be World Class. Nestled on the east slope of the Pacific Crest, the snow gets deep and fluffy, and the crowds often don’t rival what you will encounter at Squaw Valley or Northstar.
The homes in Alpine Meadows are built primarily along the canyon walls that lead out of Bear Creek down to the Truckee River. The slopes lend to some unique architecture, and some truly magnificent homes along with plenty of classic vintage ski cabins.
Abundant hiking, horseback riding, and epic mountain biking can be yours in the summer here. Cabins in Alpine Meadows can begin in the $400,000′s and luxury homes can go for well over $1,000,000. Alpine Meadows condos start in the low $200,000′s and in some cases can be ski-in and out. There are also a fair number of units around the entrance of Alpine near the Truckee River. They often rent well, and many have a solid rental history.
Alpine Meadows real estate is unique, and worth exploring if you desire close proximity to the slopes, and lush forested settings in the summer, without the crowds that are sometimes found elsewhere.

West Shore Neighborhood Profile
Lake Tahoe’s West shore begins at the “Y” in Tahoe City as you cross Fanny Bridge over the Truckee River. (Aptly named because all you see are people’s fanny’s as they gaze at the monster trout in the Truckee River below) West Lake Blvd. (Hwy 89 South) meanders towards Emerald Bay, along the scenic shore of Tahoe, offering a wide array of real estate options.
Those familiar with this little slice of paradise, will be quick to tell you that, “the West is the best” shore, as it offers a more relaxed and forested feel than the sunny North shore. The West shore communities from north to south are Tahoe City, Sunnyside, Homewood, Tahoma, and Rubicon. There are a whole host of subdivisions in between.
There are very few condominium opportunities on the West shore with the exception of near Tahoe City, and in Tahoma. There are also some very high end luxury units available in Fleur de Lac and Chamber’s Landing.
The homes that make up West shore Lake Tahoe real estate run the full gamut of pricing, style, and setting. Lakefront estates are often on multiple acres, with deep water piers and hundreds of feet of shoreline. Cabins can back to the forest, and be in deeply wooded and secluded settings, for that true Tahoe getaway.
The West shore of Lake Tahoe gets more snow than most other spots around the lake, but the proximity to Homewood Ski Resort and Squaw Valley and Alpine Meadows makes for relatively easy winter sports access. If you’ve never explored the West shore of Lake Tahoe, it’s worth a closer look.

Historic Truckee Neighborhood Profile
Truckee is a lot bigger than someone passing through on the Highway would ever know. With close to 13,000 full time residents, people have some room to spread out. There are a lot of areas with mountain homes on both sides of the Truckee River, East of downtown, above Donner Lake, on the way to Northstar, etc.
Historic Truckee is the area of Town that is primarily above old Downtown Truckee and along the Truckee River, and heading west toward Donner Lake. There are homes here that have been standing and loved since the mid to late 1800′s and there are wonderful new mountain retreats along the Truckee River.
The railroad, the river and the freeway are three omnipresent facts of life for living in Historic downtown Truckee. Depending on the time of day and where you’re at, you may be able to hear all three. If walking distance to shopping, culture, and the river are intriguing to you, then a home in Historic downtown Truckee is worth exploring.
